Ensure that the site has all required permission from the building proposal department of the BMC and other statutory and authorities. The building proposal department and the MAHADA authorities must approve the layout plan. This is a mandatory as per the Mumbai Municipal Corporation act, 1988 and Development control Regulations, 1991
   
 
Legal formalities like tracing the title of the property, verifying the sanction plan, electricity, water, sanitary, facilities and relevant sanctions are important prior to purchasing. Seek the help of a qualified professional if required.
   
 
The site must conform with zonal regulation. For instance, house for residential purpose must be constructed only in the residential zone. A zonal regulation map is available with the development planning authorities.
   
 
While selecting a vendor /promoter, look into his track record. Chose a well- known builder / promoter: do not get carried away by attractive colorful brochures. Look for prompt delivery record and construction standards, after sales services etc.
   
 
Ensure that there are no deviation from the from the development rules.
 

The area must be well connected. It should have well-developed roads and a good drainage and water supply. Avoid low-lying areas, as they get inundated during monsoon.
